8 Salisbury Square is a prestigious new commercial property, providing 155,000 sq ft of private office space in central London. Set over 10 floors, there are six terraces with extensive views across the city. Completed in 2016, it has a project value of £100k.

Requirement

The six terraces provide 6,500 sq ft of additional external space for building occupants. The impressive outside areas, designed for team activity and downtime to support staff wellbeing, required a high quality floor covering. The terraces were seen as integral to the building and a vital part of the office accommodation, as outdoor space is increasingly requested in urban developments.

Products used

The inverted roof terraces required build up with pedestals on top of a waterproofing layer to allow rain run off without pooling. The wood-polymer composite decking boards are non-slip and the understated simple style was chosen to complement the modern building design.

The installation

The Versijack substructure was used, along with Spirapave pedestals to easily fit the Terrafina decking boards on top using the simple clip and clamp system. Kinley’s Terrace System is ideal for managing installation where different heights or build up is needed.

Challenges

Tight access to site – Installation took place over terraces on several floors with access via small lifts. The space was tight and delivery of products to each space was a challenge. Kinley’s Terrafina decking boards, pedestals and complete substructure was delivered in parts to be built and installed on site to allow for easy transportation and delivery. Products were individually wrapped and taken off the pallet up to each site. This meant each product could fit in the lift and remained protected until ready to be installed.

Build up required to allow for waterproofing – The Terrace System was the perfect choice for the project, with its adjustable pedestals that could be built up and installed over the waterproofing layer.

The Terrace System is simple and fast to install, with minimal fixings required. Pedestals simply sit directly on a waterproof membrane, Raaft aluminium joists are laid on top and the connector clips are twisted to lock them in place. The unique build of the Kinley Terrace System means that even after install, the decking boards can be individually lifted to access services underneath with a simple allen key. This means that any essential ongoing maintenance work can be completed with minimal impact to the terrace.

Outcome

The end result is six spectacular terrace spaces with a high quality finish and views over London which give office employees desirable outside areas for additional workspace and recreational activity. Overall, 8 Salisbury Square provides contemporary, prestigious commercial accommodation, situated in an ideal cultural hotspot, near bars, eateries, museums and galleries, while also being a stone’s throw away from St Paul’s and Smithfield.
